cordyline red star dying

I have the plant growing in a large pot inside as a houseplant, and ever since January, I've been getting a lot of browning leaves which was mostly at the bottom, then they started dying in the middle, and there were some new leaves emerging from the top of the plant, then all of a sudden, they were dead.
